I have recently worked with Scott Hillenbrand on the sale of my two residential properties in the Los Angeles Area. One was a private sale, the other thru a third party contract with Weichert, as part of my corporate relocation to another state. Scott's services were by far superior to what I have experienced from other realtors that I have worked with in the past. He did an outstanding job selling my properties way above asking price while making the process seamless for me. Scott very quickly established trust and credibility with me, displayed great judgement, a high degree of efficiency, and was personally involved in all activities. The aspect that I appreciated most was that he realized quickly that I am a very busy professional and parent, and therefore he took a holistic management approach. This included the project management of repairs and upgrades prior to listing, oversight of contractors, home staging and negotiations with tenants. My only involvement was to agree on the improvements that were needed, approving quotes, and signing the necessary documents. Scott also arranged for professional photography and drone fly-over video's at his own cost - this largely contributed to the high level of interest from prospective buyers that we received. He was spot-on in advising me which home improvements would contribute most to a high value sale, and this helped me to move fast and save money on lower value upgrades. I was impressed by Scott's in-depth understanding of the corporate relocation process and I am grateful for his counselling on how to best make use of the benefits that I was eligible for as part of the process. This reduced my out of pocket investments in home upgrades and he successfully leveraged the corporate incentives to help secure the highest possible offer. One of my properties received 7 offers over asking price and on top of that Scott negotiated that I would stay on in the house free on charge for another month after the close of the deal - this was not only financially beneficial but also provided stability to me and my facility before our corporate relocation. His expertise, network of trusted contractors, ability to navigate pitfalls, personal relationships, as well as negotiation capabilities produced results that exceeded my expectations.

"Scott is a tremendous real estate professional, and we were super lucky to have him as our agent when buying our house. He went through the whole home buying process with us (over 6 months), always being available to talk and discuss, always returning calls, and handled our ups, downs and stresses in the whole home buying process like a true psychologist. Let's face it - we live in an a connected world, and looking for a house today is completely different than it was 20 years ago. Technology allows you to look for a home yourself, mark favorites, share, go to open houses - really the impression you get, and in which we ourselves believed, is that you don't really _need_ an agent during the home search process, especially a pushy one. We have actively searched for a home for over a year. Over the course of that time we had met realtor after realtor. We never wanted to work with one of them because it simply seemed unnecessary. My wife and I love going to open houses. It was at one of these open houses that we met Scott. We instantly knew he was one of the best real estate agents in Los Angeles. Scott's friendly personality and sharp knowledge about the home he was showing was very impressive. We called Scott when it was time to sell one of our investment homes. Scott helped us with every part of the transaction, from how to remodel, contractor referrals and staging. Ultimately, we received multiple offers on our home and sold it for $100,000 more than what we ever expected we would. He also helped us navigate through a tough Buyer's repair request (the buyer wanted $25,000 in repair credit and Scott negotiated them down to only $8,000). We could not have done this without Scott. Scott Hillenbrand saved the day for me. I had my condo listed with a real estate agent duo from another company for three months. It was a frustrating mess. I had been promised stellar marketing and profession photographs, and ended up with neither. I even had to take my own pictures and write my own property details. I thought I was stuck with them for the remainder of the six month contract, but thankfully a friend educated me and walked me through cancellation of the contract. And the best thing she did was introduce me to Scott. He swooped in, helped me stage the condo and had beautiful photos taken for the listing a virtual tour. While the previous realtors had promised a brokers’ open house, they never did it. After a week off the market to do the staging and photos, we relisted on a Monday at a price higher than the other realtors wanted me to list it, had the brokers’ open house on a Tuesday, got a verbal full price offer on Wednesday and the actual offer on Thursday. I used Scott to sell my condo in Sherman Oaks this summer and he was OUTSTANDING! I’m in the real estate business but in another state and before choosing a real estate agent, I conducted a lot of research to see who would be the best choice based on the investment they make into selling the property (time and effort, not necessarily financially) and how they promote their listings. Scott stood out as the best Sherman Oaks has to offer and I could tell he put a lot of work into his listings through the media. My situation was also unique because I was living out of state which required him to be present and help with the inspections when I had a tenant leave PLUS when selling the condo. He never failed me once during the time and was always prompt on his replies. Scott spent hours answering my questions, providing objective data regarding how many condos sold in the area, how long his listings typically stay on the market, and providing tons of info on comps in the area. Scott made the process incredibly easy and took extra steps many other Realtors don't (but should), like having successful broker opens, having professional photographs taken, and a ton more unique selling activities. His hard work and knowledge of what it takes to sell a home really paid off – my listing looked amazing and knocked out the competition. It wasn’t long before my condo sold in a time which is typically a slower time in real estate sales. Then he walked me through every step of the closing process, since I don’t practice real estate in California some parts were different than my state. It couldn't have been a more pleasant experience. I would highly recommend Scott as he’s a true professional and a genuinely nice guy.
